Leaving your managing agent is your right. Getting everything back from them takes expertise.
The Agent Exit Service is a fully managed, end-to-end transition from your current managing agent to self-management — led by the professional team at MTM LLP. We serve the notice, chase the documents, transfer the accounts, and set you up on Leasehold Clarity.
Switching should be simple. It rarely is.
Your right to terminate a managing agent is clear. But between serving notice and actually running your own building lies a process most RTM and RMC directors have never navigated before — and some agents do very little to make it easier.
Documents are often held — sometimes deliberately
Leases, fire safety certificates, inspection reports, contractor warranties, correspondence archives. Your agent holds them. RICS guidelines require handover; compliance varies. Without those records you can't run your building safely, and some agents know it.
Compliance doesn't pause for your notice period
Companies House confirmation statements, fire risk review dates, insurance renewals, building safety obligations — they keep ticking. A messy transition creates gaps, and gaps create liability. Whoever manages the building during the handover is still responsible.
The financial reconciliation is where it gets messy
Service charge accounts, reserve funds, outstanding invoices, advance payments to contractors — the outgoing agent's final statement rarely tells the whole story. Reconciling it properly protects your leaseholders and ensures nothing is quietly absorbed.
This is exactly why professional guidance matters. The Agent Exit Service puts an experienced, regulated firm between you and your outgoing agent — so the handover is documented, the money is reconciled, and you start self-management on solid ground.
Four phases. One fixed fee.
We run the transition alongside your notice period, so the work and the clock run together — not one after the other.

We built Leasehold Clarity because we already live this.
Murphy Thompson Moore LLP are chartered accountants and advisors who manage self-managed buildings ourselves. The Agent Exit Service isn't a side product — it's the structured version of what we have done informally for years, now packaged as a professional service with a clear process and a fixed fee.
We understand how outgoing agents behave. We know what the handover documentation should contain, what financial reconciliation looks like when it's done properly, and what a building needs to be compliant from day one of self-management. We also know how to be persistent with agents who would rather delay than cooperate.
The hardest part wasn't the decision to leave — it was the realisation that we had almost no records to show for twelve years of paying management fees. Having MTM coordinate the handover meant we finally got most of them back, properly organised, in the right format. That alone was worth the fee.
